Can you come give me a bid?

Yes and no. Our industry is vague about what a “bid”, “quote” or “estimate” are. We offer a free consultation, after which we will give you a price “estimate” or range, making some assumptions about conditions and selections. If you like working with us and the budget sounds reasonable, we will build a fixed cost contract together, making the appropriate selections and getting fixed price quotes from our suppliers.

Do we need a permit?

Probably. You’d be surprised at what requires a permit now. We do everything above board, and have good relationships with the officials in the jurisdictions we work. You also get the benefit of the inspector approving our work, and the added value to you and a buyer should you sell in the future.

Can I provide materials or my own subcontractors?

Generally speaking, no. Exceptions include appliances, and any items that are not generally available to us. (For example: a furniture piece for a vanity.) This helps us have materials on site when we need them, and provide you with our full warranty. We also use our own team of subcontractors exclusively, as we have built great relationships with these folks and they work as part of our team.

Are you a design+build company?

Yes. Whether we use in-house design for a smaller project, or we work with an outside architect or designer, we achieve success by getting involved in your project from day one. For you this means an easier process, without having to coordinate with different parties yourself. This also means the folks that will be building your project have been involved in the design and feasibility process, ensuring a smooth transition from design to construction.

What is my project going to cost?

What a question! Either on the phone, or after our initial site consultation, we will be able to give you a ballpark estimate, or range of costs, for your project. This is based on similar recent projects and makes some assumptions about site conditions and specifications.

When will I have a final project cost?

We will advise you of a range of costs early in the process, since we don’t like surprises and assume you don’t either! Including the budget in the conversation early and often ensures we are working toward a feasible dream. After selections are made and designs are completed, we will assemble the fixed price contract, which includes the final cost.

How long does planning take?

A smaller project like a master bathroom remodel can take as little as a month to plan and permit, and a kitchen generally doesn’t take much longer. A whole-house remodel can take anywhere from 2-6 months to plan and permit, and a new custom home can take even longer. In our experience, the time spent properly planning and budgeting a project pays dividends when it comes time to build.

How long does Construction take?

Most bathroom and kitchen remodels take 4-6 weeks, if major layout changes are not happening. A whole house remodel can be from 3-5 months or more, depending on scope. A new custom home generally takes 12-18 months to complete.

Can I live in my home during a remodel?

If we are remodeling one bathroom, and you have another one, yes. For a kitchen remodel, it is possible to live in the home, but it is not as fun as it looks on TV! During a whole house remodel, you will need to move out for the duration of the project. With careful project planning, we streamline the build process to disrupt your life as little as possible!

What homework should I do before hiring a builder or remodeler?

Check off the easy things first! Check to see if potential contractors are properly licensed, bonded, and insured for the work they are doing. Check to see if they have reviews, and if they have completed the type of project you are looking to build. Lastly, but not least important, evaluate whether it is an individual and company that you trust and want to work with.
